About The Process

 I Found the Property I Want. What Now?

If you are interested in a property, we suggest you submit an earnest money deposit through our website. This is a refundable good-faith deposit that holds the property for you in escrow with a title company.  It’s about $1500 give or take, plus a one time non-refundable $249 fee so we can process your payment and paperwork.

Do I Have to Pay the Entire Payment Online?

No. Only the Earnest Money Deposit is due right away. The closing date (when you officially become the owner) is when the full amount will be due. It  takes about 2 weeks from the time you submit your earnest money deposit until the closing date. 

What Happens Next After I Pay the Earnest Money Deposit?

You will get an email from us so we can fill out key details for the purchase agreement. You’ll review and sign, and we will open escrow with a local title company by depositing the earnest money deposit with them. The title company will do a title and encumbrance search and will their research with you by email. They will also send you a closing statement, which outlines the final amount owed. In about 2 weeks, on the closing date, you will submit the remaining balance and in exchange, you will be the proud new owner of some land!

Do I Get My Earnest Money Deposit Back?

At closing, the earnest money deposit will be deducted from the full amount due. If, after completing your due diligence, you choose not to complete the purchase before the closing date, we will refund you your earnest money deposit and put the property back on the market.

Are There Any Other Costs I Should Be Aware Of?

There are costs associated with all real estate transactions. There are closing costs which can be up to $3k. We will cover these costs. 

Aside from that, you will get a tax bill from the county where the property is located for your share of property taxes. If the property has HOA/POA fees, those are also due (don’t worry, we will be very clear on whether a specific property is in an HOA/POA).

Are there back taxes or liens associated with the property?

No. All of our properties are sold free and clear of liens and encumbrances and the property taxes are current.

Do I need an attorney or real estate agent?

No, but you always are encouraged to hire an attorney if you seek legal advice. You don’t need a real estate agent to buy real estate. Our buying process and easy and fully transparent  – we’re here to help if you have questions.

Are you an agent that lists land for sale?

The vast majority of our properties are owned by us and sold by us. Sometimes, we offer “listed” properties by partnering with land brokers in different areas to offer are wider range of properties for sale. We will specify very clearly whether the property we are offering a property in an agency capacity.

Should I visit the property I am interested in?

Yes. We post extensive directions, parcel maps, driving maps, and GPS coordinates for each property. Some properties require 4-wheel-drive and GPS to locate them. Some properties are easier to access. That being said, we do an extensive due diligence on each property we sell. We visit each property and take tons of photos. We also will share all relevant details including zoning, utility availability, road conditions, and more. You could buy any of our properties sight unseen (in fact, many people do), and trust that the information you find on our site about any property that we sell is 100% accurate.

Will you take payments?

Sometimes we will. It depends on the property, but check with us about your specific circumstance.

Is Title Insurance available?

Yes. Our property titles are insured and policies will be included in your purchase.

Can I use bank financing to buy these properties?

We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly, we’ll consider all offers.

What kind of land do you have available?

We specialize in land that is vacant and undeveloped. Some of our property may have services (i.e. sewer, water, power, etc.) and some of our property may be completely raw with no utilities. We offer both since different investors want different things. We’ll let you know what is available with each property.

Why are the properties discounted so much on this site? 

We purchase properties at a large volume direct from off-market sellers and pass the wholesale price savings along to you.

Are mineral rights included?

Unless indicated otherwise, mineral rights are not included.

How often do you add new investment land to the site and VIP List?

We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.
